Jim is a goal-driven professional who has been investing in real estate since 2001.  He earned a bachelor’s degree in Business Management from Temple University in Philadelphia, PA and worked at various financial institutions as an investment operations accountant and a computer desktop technician.  However, his main passion has always been in real estate.

In 2001, Jim started a working relationship with a seasoned real estate agent, who was also an investor, in the Philadelphia area.  This agent became Jim’s mentor, advisor, and good friend throughout his real estate journey.  By 2005, Jim owned 30 single family homes as rentals in his own backyard in his neighborhood of Philadelphia.  He performed all the duties of a property management company and gained in-depth knowledge and experience while investing in real estate.  During this time, Jim made significant gains through his investments and earned more than he did while working at the financial institutions so he decided to become a full-time real estate investor.

In 2007, Jim focused his business on acquiring multi-family properties because of the advantages, such as economy of scales, tax benefits, leverage, cash flow, forced appreciation, and equity build up to create long-term wealth.  He educated himself by reading many books on purchasing apartments, and attending a number of seminars and boot camps.

In August of 2007, Jim purchased his first multi-family building, a 5-plex in Blackwood, NJ for $250,000.  This was a stable and cash flowing property, but rents were not at market price so he decided to apply the Value-Add strategy to the building.  Using all his own money and not OPM, Jim renovated all the units and raised rents to market which increased the NOI and Market Value by the forced appreciation.  In 2015, Jim sold the property for $410,000 while receiving a positive cash flow of $1,100/month.

Jim’s current focus is on purchasing larger apartment complexes (60+ units) in emerging markets in the southeastern states (TX, TN, AZ, FL, Carolinas, and GA).  His business plan is to implement the value-add strategy to improve the asset using OPM and raising capital from accredited investors.  At this time, Jim is constantly reviewing the deal flows from brokers by underwriting and conservatively analyzing properties to determine the best complexes to pursue in these investment markets.  He and his experienced business team will perform all the due diligence, secure the debt, and efficiently assist in managing the assets with a full-time third-party property management company.

Jim is dedicated to being a successful apartment syndicator and investor.  His goal is to not only empower himself, but also his investors, with knowledge and insight to achieve and obtain financial independence and long-term wealth.
