What do we do? 

JEP Real Estate Inc. is a private equity firm in New Jersey that invests in real estate, specifically “Value Add” apartments in emerging markets across the southeast states.

Our mission is to generate cash flow, provide equity build up by forced appreciation, and maximize profits with “value add” opportunities thus increasing the Net Operating Income (NOI) and Market Value.  We focus on providing solutions for our investors by finding value in apartments that are stable and cash flowing, but have an opportunity to add value to the property so as to create long-term passive income and wealth to our partners.

My company has a PPM (506c) $5M + to raise capital from accredited investors with all necessary documents prepared by our SEC attorney.  Our investors will participate as Equity Partners, be passive investors, and members of our LLC as Limited Partners.  In addition, our investors achieve financial freedom by investing in private placement offerings of apartment communities which provide potential above average tax favored returns in a lower risk asset class.  These investments provide strong positive cash flow and equity appreciation, along with protecting their wealth, while improving the living conditions for residents in these apartment communities.

We partner with experienced professionals as part of a General Partner Team on these investment opportunities to source off-market deals, engage directly with brokers, underwrite the deals conservatively, perform the onsite due diligence, negotiate price and terms, secure the debt, raise the necessary capital, and efficiently manage the asset with the assistance of a full time third party property management company.

After acquisition of the property, we implement our “value add” strategy and business plan which forces appreciation causing us to refinance the property at the new market value in 3-5 years. During this time our investors are receiving 80% of the cash flow monthly but distributed quarterly, and 80% of the appreciation proceeds from the refinance of the asset. Investors will also receive their initial principal investment back at this time.

Going forward investors will receive 50% of the cash flow and 50% of the appreciation during the life time of the asset. Our exit strategy is then to sell the property within 10 years.

Passive Limited Partner Investors will benefit from our experience and the performance of these assets while receiving consistent cash flows monthly, appreciation and receiving tax benefits as an equity partner in our deals.
